Ballpark Village Expansion Announced!

The St. Louis Cardinals announced plans for a $220 million, 550,000 square foot second phase of Ballpark Village which will include the construction of a 29-story luxury high-rise residential tower, additional retail, restaurant and entertainment space, structured parking and the first new Class-A office building built in downtown St. Louis in nearly thirty years.

Plans call for construction to get underway during the second half of 2017. While some areas might open in 2018, the entire second phase of Ballpark Village should be finished by 2019.

Should've known they wouldn't leave that huge parking lot there longer than they had to. It looks great!

Does anyone know if the finances are all worked out?

If I were a single guy in St. Louis... Living in one of those apartments would be pretty awesome.

Sounds like all the private financing is a go. Pending Legislation on securing capture of a re-investment tax component.

Of course, we were waiting breathlessly for the shovels in 2007 too.

And when Hillary gets coronated the entire universe could implode.

I mean, Chicago might already be gone at that point too.

the incentives sought by the St. Louis Cardinals and their development partner, Cordish Cos., were high enough that the proposal didn’t win a glowing review from number crunchers in the city’s economic development office.

That arm of the city, the St. Louis Development Corporation, did endorse the latest Ballpark Village proposal. Yet based on its analysis of public help and new taxes generated, SLDC financial analyst Jonathan Ferry told an aldermanic committee Wednesday that the project was “right at the cusp” of what the city considers an adequate score: 24 out of 40 possible points.

A vote to advance the agreement with the Cardinals to the full board of aldermen is expected later this year. There, the Cardinals and Cordish need to win approval to tap roughly $65 million in public incentives over the next two decades.

Ballpark Village, which opened as an entertainment district just north of Busch Stadium in March 2014, will soon be expanding.

On Friday, the St. Louis Board of Aldermen approved plans for Phase 2 of the development. Those plans, which were first unveiled by the Cardinals in late October, include the addition of a residential apartment tower, a Class A office building and additional retail/entertainment spaces to connect the new structures to the one already in place. Total construction costs are estimated at $220 million.

Construction on Phase 2 is expected to begin around the end of the 2017 baseball season and will take approximately 18 months to complete.
